As the Michigan Real Estate market continues to frustrate many potential buyers, with severely limited inventory and skyrocketing demand, I will continue to share my advice with you on how to make your offer stand out from the competition. Tip #2 – The real estate agent representing you as a buyer’s agent should always try to build rapport with the seller’s agent, even prior to your showing appointment. A simple phone call can go a long way. You will have an advantage once the seller’s agent understands that your agent is going to be great to work with and be a part of the solution, not the problem. I have gotten many deals accepted because the other agent and I worked well together and as a result, my client’s offer was put in a more favorable position. Obviously, this is only one element, but if we’re running neck and neck with another offer, my relationship with the seller’s agent can often be the tipping point. This is also a great way to learn what is most important to the seller, any special needs, specific timelines, exclusions, etc. Once you have as many details as possible, you can tailor your offer accordingly, to make it easier for the seller to accept.
It’s important to note that every situation is different, with different homes, different people, different priorities and different challenges. Therefore, it’s extremely important that your real estate agent is highly skilled and very experienced, to give you the best possible chance to succeed.
